Common Myths of Foreclosure
- After my house goes into foreclosure, it might impact my credit. But I am done with this housing experience and can start on re-building my credit.
Truth: The lender has the right to get a deficiency judgement against you for what the property brings at sale. Plus the amount of the mortgage (and interest), any penalties, and fees. This can stand from anywhere up to 20 years.
- Foreclosure is the easiest option.
Truth: Foreclosure is a confusing, and difficult process for both the homeowner and the lender. It has a devastating effect on you're credit, and having you're house seized by the bank never has a great effect on you. Ignoring this hardship does not make it go away.
- After my credit has recovered, the foreclosure will be off my record.
Truth: Almost all credit aplications, credit cards, auto loans, and even a future mortgage will ask you if you've had a foreclosure. Even some employment applictions ask you this.
There are other options, including short sales.
