Online listings generate more interest when accompanied by at least one photo, according to a recent study of more than 100,000 property listings in the United States and the world by Point2Agent. The research found that listings with at least 21 photos saw 55 times more detailed views and 27 times more buyer interest than listings without photos - and three times more detailed views, two times more buyer interest, and two times more leads than listings with only one photo. However, at some point, "more" is not necessarily better. "Rather than doing a three- or four-minute movie or virtual tour, we have found that the brain can absorb about five photos in 30 seconds or nine photos in 60 seconds," says RealEstateShows.com CEO Jeff Turner. "If you create a video that is longer than 30 to 60 seconds and that is packed full of pictures, you will exceed the amount that the brain can absorb."

Real estate professionals would do well to jazz up their lawn signs, given that the National Association of Realtors® (NAR) reports that 63 percent of buyers use such signage to help them find homes. Lawn signs are more popular than print ads, open houses and home magazines among buyers, according to the NAR survey. Agents should ensure that their signs are carefully installed and checked frequently for wear and tear. The signs should feature their firm name and logo, a photo, unique listing information and other details that distinguish themselves from the competition. They might want to use a slip-on outer frame to add to the professional look of the sign and provide space for additional information, and they can use lighting to generate attention during the evening hours. Finally, they should attach balloons or flags to the sign prior to an open house and add a brochure box, taking care to give sellers extra brochures.

A recent ruling by the U.S. Tax Court has made it unclear whether business cell phone use is tax deductible. The case involved a self-employed individual and his assistant, and the court said his inability to prove that the phones were used for business purposes disqualified the deductions. In response, the National Association of Realtors has joined a broad-based coalition pushing Congress to clarify the matter through legislation.

Aug. 19 and 20: FREC to set penalty for new escrow rule

The Florida Real Estate Commission (FREC) will determine penalties for real estate licensees found guilty of violating Rule 61J2-14.008 of the Florida Administrative Code when it meets next month. If you'd like to voice your opinion about the penalties being considered, note that the FREC meeting will take place Aug. 19 and 20 at the Division of Real Estate, 400 West Robinson St., Orlando. The exact time has not been announced.

The rule, which went into effect earlier this year, requires licensees who prepare or present an offer to provide the name, address and telephone number of the attorney or title company that will serve as escrow agent. Within three business days after initial and subsequent deposits are due under the contract, the licensee's broker must make written request to the escrow agent for written verification that the deposit has been made.

Within 10 business days after making the request for written verification from the escrow agent that the deposit has been made, the licensee's broker must provide the seller's broker, or the seller directly if the seller has no broker, with a copy of the written verification provided by the escrow agent, or written notice that the licensee's broker did not receive verification from the escrow agent. All communication must be in writing.

Sellers nationwide want something that makes their home stand out from the sea of listings, but those who try some creative marketing generally find that only one thing counts in today's market - price. Two essay contests in Colorado and Oregon failed to attract enough contestants, and the homes are once again listed in a traditional way. Many sellers include traditional perks, such as the furniture or a car, but some have gone much further. A 42-year-old single mother in South Florida offered herself in marriage to some lucky homebuyer; and a couple in Pennsylvania offered to will the house's selling price back, upon their death, to a buyer. However, Ron Shuffield, president of Esslinger-Wooten-Maxwell Realtors Inc. in Miami, says all the unusual incentives are crazy. He says the motivation to buyers is the same: price. "Of course you want to draw attention to your property any way you can," Shuffield says. "But free trips or cars, that's costing somebody somewhere, and a buyer would rather have a reduced price and decide what to do with their money."

Real estate professionals in some parts of the nation report increased interest in sale-leaseback deals, in which homeowners sell their properties to family members or investors and then rent them back from the new owners. The arrangement allows sellers to avoid foreclosure without moving, and it allows investors to wait for the market to rebound. However, all parties need to consider the tax consequences of a leaseback agreement; and relatives need to consider how their relationships will be affected if the lease payments are not made. Additionally, some experts note that cash-strapped homeowners might not even be able to afford the rent on these properties; and others point out that the homes often are no longer worth what the sellers originally paid for them.

In the spirit of such reality shows as "Date My House" and "Sleep on It," more home buyers are requesting an overnight stay in a home to determine if the property and the surrounding area are a good match for them. For example, Pat Skiffington of Orlando, Fla.-based Keller Williams Classic Realty is orchestrating a sleepover "test drive" in a downtown condominium, noting that the arrangement makes sense if the buyer is from outside the area. While allowing a sleepover can accentuate a home's positive features, Skiffington notes that buyers also will have more time to notice potential flaws. Before agreeing to an overnight stay - which may or may not result in an offer - some experts encourage sellers to speak with their attorneys and insurance companies. Meanwhile, other buyers are spending lots of time in the homes they are considering by arranging to tour them at various times of day and speaking with the neighbors.

A major goal of your Web site is to generate leads, though it's often difficult to persuade site visitors to fill out those online forms - but there are a few easy steps to get more Web leads. First: Make the Web forms voluntary by including the following statement above all forms: "We understand that you may be in the information gathering stage and not ready to open up about who you are or your real estate needs at this time. If you're not comfortable providing all your contact information, that is perfectly okay. Just enter your e-mail address so we can send you the material you requested." Second: Emphasize that the information provided through the forms will be kept private and not given to third parties. Third: Make the forms fun and use yellow text areas that prompt users to input information.

Many real estate agents refuse to refer a particular contractor or inspector due to a fear of litigation; instead, they simply let clients know where to find these professionals in the Yellow Pages. However, realty experts point out that agents aren't immune from litigation by providing Yellow Pages listings. Clients could, for example, select an inspector who neglects to inform them of substantial flaws in a home and ultimately file a lawsuit against the agent for failing to inform them that more experienced inspectors are available. Experts encourage agents to compile a list of the best inspectors and contractors in their area - even asking them to provide fliers spelling out their credentials - and allow clients to choose from those on the list.

In "How to Photograph Interiors When You Barely Know How to Work a Camera," photographer Barbara Lane offers tips for real estate professionals. When windows, mirrors, glass or metals cause bright reflections in photos, for example, agents should shoot from a different angle or turn off the flash if there is plenty of light. Agents can avoid blurry photos by focusing on what they consider the most important item in the shot and pushing the shutter down halfway, which locks in the focus. They can then readjust the shot and that item will remain in focus even if it's not in the middle of the picture anymore. Also, study a scene before shooting to ensure that any flaws - such as lopsided lampshades - will not become the primary focus. In addition, agents should take a mix of horizontal and vertical shots, and shots from different heights, to find the best angle. Finally, agents should invest in photo editing software so they can crop and resize images before posting them to listings.

Commercial buildings have green insurance, and now at least one company says it will start to offer green insurance for residential property starting this summer, though it may not be available in Florida until later in the year. Fireman's Fund Insurance Company will launch green insurance for homeowners starting this summer. The insurance is for homeowners who currently own a green home, or for those who wish to upgrade to green standards should the home be completely destroyed. Homeowners whose residences are already green will be offered a five percent discount on this coverage, applied to the homeowner premium. With green coverage, homeowners will be able to rebuild and replace with green alternatives such as:
• Energy Star(R)-rated appliances, lighting, electronic equipment and roofing/insulation
• An Energy Star upgrade of heating, ventilation and air-conditioning systems
• Forest Stewardship Council (www.fcsus.org) certified wood for millwork, ceilings, siding and framing, including bamboo flooring
• Non-toxic, low odor paints and carpeting
• Water-saving plumbing fixtures
• Elimination of ozone-depleting refrigerants and fire extinguishing agents, replaced with environmentally friendly alternatives
• Debris removed after damage to a home will be recycled and diverted from landfill

NAR: $5,000 TO NEFAR HOUSING PROGRAM

NAR awarded $39,500 to 13 local and state Realtor associations through its Housing Opportunity Fund grants program. The Northeast Florida Association of Realtors received $5,000 to enhance their Home Ownership Made Easy (HOME) program, which works with employers to create an employer-assisted housing benefit. "These grants help support NAR's mission of advocating solutions to today's critical housing needs, and help position Realtors as leaders in their communities by increasing access to affordable housing and homeownership," says NAR President Dick Gaylord. NAR established the Housing Opportunity Fund - formerly the State and Local Initiatives Fund - in 2006. Grants of up to $5,000 are awarded twice per year. Since the program's inception more than 77 grants totaling nearly a quarter of a million dollars have been awarded to support a wide range of housing opportunity activities.

Real estate agents and clients need good communications, but industry professionals also underscore the importance of brokers regularly communicating with their agents. P.J. Martin-Smith, senior vice president of marketing for ERA Franchise Systems LLC, says brokers can improve recruitment and retention by frequently informing agents of their business objectives and the resources available to achieve these goals. Brokers should point agents to tools that ensure communication with clients is "consistent and concise." Additionally, Martin-Smith encourages brokers to assess their personal communication styles, taking into account that there is much diversity in the styles of both agents and clients, and that communication tools should take advantage of cell phones, e-mail, text messaging and other media. Even so, brokers would be wise to continue using traditional communication tools, such as newsletters that are uploaded to agents' personal Web sites, and feature components such as event calendars, articles and Web site statistics.

At a time when more Americans are living out their golden years in Mexico, Costa Rica, Panama and other countries, U.S. real estate professionals support the creation of a "silver card" visitor visa that would allow foreigners to retire in the United States. The silver card would not make foreign retirees U.S. citizens, but it would give them legal residence in this country. However, they could not hold jobs in the U.S. and would need to submit to a security background check. Realtors Association of the Palm Beaches Chairman John Mike says the silver card would boost the U.S. economy, fueling the housing market as well as the automobile, restaurant, retail, airline and other industries. Even so, critics worry that these foreigners will put a burden on the healthcare industry, and they oppose giving special treatment to one group of foreigners when many others already are waiting for visas. The National Association of Realtors created a presidential advisory group to look into the issue, which spokeswoman Mary Trupo says "is high on our radar screen and we are looking at all the implications."

Recognizing the pinch of higher gas prices, the IRS announced an increase in the optional standard mileage reimbursement rates for the last six months of 2008. The rate increases to 58.5 cents a mile for all business miles driven from July 1, 2008, through Dec. 31, 2008 - an increase of eight cents from the 50.5 cent rate in effect for the first six months of 2008. The new six-month rate for computing deductible medical or moving expenses will also increase by eight cents to 27 cents a mile, up from 19 cents for the first six months of 2008. The IRS normally updates the mileage rates once a year - in the fall - for the next calendar year. "Rising gas prices are having a major impact on individual Americans," says IRS Commissioner Doug Shulman. "Given the increase in prices, the IRS is adjusting the standard mileage rates to better reflect the real cost of operating an automobile. We want the reimbursement rate to be fair to taxpayers."
